You may have several more which you can send to potential buyers by email. In your description of the property, be upbeat and positive, but factual too. Just say-it-like-it-is. Surely, buyers don't enjoy wading through heaps of superlatives and unlikely claims!
Documents
Have photcopies of the neccessary documents ready to give to buyers who come to view your property. These include the Title Deed ("Cha-note" in Thai), your ID card or passport and your current lease contract or Limited Company papers. Openness and transparency about legal matters is very reassuring.
Information Package
Another helpful document you can prepare is an overview of the running costs for your property. How much do you pay for a) security, b) gardening, c) pool cleaning, d) garbage removal, e) electricity, f) water, g) TV, h) telphone/internet, etc. These are all things that buyers want to know about.
In Your Absence
Owners selling directly: When you are not present at your property in Thailand, you need a local contact to answer inquiries and show your property. A professional local estate agent is your best choice, but you may also leave keys and documents with a friend or with your lawyer. Buyers will most often contact you first by email, then perhaps by telephone, so you can talk to them first yourself and then refer them to your local contact.
